The Land & Landowners
Shown below are several maps illustrating [1] the ownership patterns (major landowners) in the NACFA North Foothills area of interest, and [2] the level of development being contemplated by the landowners (at present, irrespective of any County or City plans). Maps provided include:
Combined, the landowners (including public agencies) highlighted on these maps represent over 90% of the area, with the rest held in several small ownerships. All told, roughly 95% of the area is currently undeveloped. The major landowners are talking about development densities that would yield approximately 25,000 to 30,000 dwelling units (equaling a population of over 90,000 people and generating 150,000 to 210,000 external vehicle trips per day) .

Area Boundary, Public Lands & Rural Neighborhoods
On the map below, public lands are shown in green and existing rural neighborhoods (5 & 10 acre parcels) are shown in cream color. Public lands cover approximately 4,300 acres and, within the North Foothills study area specifically, rural neighborhoods encompass roughly 1,500 acres.
Connolly
M3: 6,000 acres; 12,000 dwelling units being proposed

Suncor: 6,400 acres; contemplating potential for 3,000-4,000 dwelling units, concentrated in the northeast, with traffic routed to Hwy 55 (Note: Suncor is also participating directly with NACFA in evolving the NACFA Concept)


Other Major Owners: The Harmon, Bettis and Lynn properties comprise roughly 4,600 acres. These owners are not actively pursuing development at this time. However, based on potential precedents set by the above owners, if their development intensities were to be approved, these lands could host an additional 5,000 to 10,000 dwelling units
Connolly: 3,000 acres; contemplating potential for 5,000-6,000 dwelling units, concentrated in the northeast, with traffic routed to Hwy 55 (Note: Connolly is participating directly with NACFA in evolving the NACFA Concept)

Kastera: 600+ dwelling units proposed on the south-central, 540 acre piece (next to existing 5-10 acre properties); eastern piece proposed as planned community, combined with Shadow Valley Golf course property across Hwy 55.
